Queenstown Lakes District Plan
The site is located within the Lower Density Suburban Residential Zone (LDSRZ) and Arrowtown Urban Growth Boundary.
All of the setback, recession planes rules will be dealt with in our Building Consent application. Our consultants have confirmed that none of these sites will have issues with designing and building two-level home on them.
As part of the approved consent, we must provide all services to the boundary of each section to a demarcation point which include the following:
• Power,
• Sewer,
• Stormwater,
• Water, and
• Telecommunications.
The GeoTechnical Report confirms that there is no liquefaction and that the site is not vulnerable to a 100 year flooding event.
The Bush Creek flow was impacted by sediment flow at the turn of the century however this was as a result of gold mining activity at the time.
A stop bank was built beside the Arrow River 10 years ago which maintains consistent river flow in the river channel, and mitigates any back flow implications from the Bush Creek confluence.
As a condition of the resource consent Manse Mews Residents Society has been formed to manage the common areas at Gala Burn Lane. All owners are required to be members and pay levies. A copy of the constitution is available on the Incorporated Societies Register.
